The Newbury & Thatcham Hospital Building Trust was appointed as preferred bidder to the Newbury & Thatcham Hospital Project in 2002, which reached financial close in July 2002, with Nationwide Building Society providing senior debt for the project.

The hospital, which is part of the Royal Berkshire NHS Foundation Trust, is located in the West Berkshire region of the UK. Construction work for the 60-bed community hospital, which comprises of a mixture of one and two storey buildings, began in the second half of 2002 and was completed in January 2004. Under the PFI contract, the Newbury & Thatcham Hospital Building Trust will construct, operate and maintain the hospital for a 30 year concession period.

Crowe Clark Whitehill LLP, accountants to the Newbury & Thatcham Hospital Building Trust, engaged Operis to provide financial modelling to assist with bank and board projections. In December 2010, Operis completed the fourth phase of reforecasting with the financial model.
